3/2 SFRs in Columbus MSA under $180K, 30% below ARV

Ask in plain English. PropGPT picks the skills it needs — MLS search, comps, AVM, photo condition, skip trace, ownership and liens — and answers with the math attached.

Credits are spent when a run executes, not when you type.

Why PropGPT

Not a search tool. A model that acts.

The three things that make PropGPT different — and why investors leaving spreadsheets, portals and siloed tools stay.

Cross-session memory

Tell PropGPT once — '3+ bed SFRs under $250K, 1hr of Columbus, 20%+ equity' — and every future session comes back already tuned. No re-briefing. No twenty-question warm-ups. Edit or correct anything and it learns like a VA on steroids.

Frontier-level reasoning

Most tools hand you pre-packaged summaries — what a broker thought was interesting last quarter. PropGPT points frontier-level reasoning at a data warehouse most tools cannot touch: every property and owner, sales and loan history, liens, USPS and demographic data on 300M+ people, synthesized in seconds.

Community methodologies

Shared sessions — wholesalers' most profitable workflows, flippers' ARV recipes, agents' CMA rubrics. Clone a methodology, point it at your market, and PropGPT runs it. Your market, their playbook.

Autonomous deal finders

You sleep. PropGPT hunts.

Any search you run, you can turn into a living agent. It watches your market around the clock, builds your lists for you, and lands a morning digest in your inbox before your first coffee. The deals hitting the MLS at 2:47am? Already triaged, ranked and ready to dial by 8.

  • Save any search as a recurring agent
  • Ping the moment a match lands
  • Build lists from anything you query
  • Export CSV for your dialer, CRM or skip partner
  • Morning digest — every hit from overnight

For real-estate agents

An agentic brain on top of your MLS.

Agents are handed clunky, dated tools sitting on the richest dataset in real estate. PropGPT is the layer that should have shipped with it — ask in plain English and it runs the search, builds the CMA, reads the photos and writes the list.

Ditch the clunky tools

Your MLS is a goldmine behind a 2009 interface. Skip the dropdown maze — describe what you need in plain English and PropGPT queries your MLS live, then hands back an answer instead of forty tabs.

Realtor-grade CMAs in seconds

12 comps, adjusted and reconciled, a defensible value range, lender-grade AVM cross-check, and a branded PDF ready to present. The CMA that took your evening now takes a sentence.

Photos in, seller advice out

Upload listing photos and PropGPT reads condition room by room: ARV as-is vs renovated, a prioritized fix list with estimated ROI, and the talking points to walk your seller through at the listing appointment.

How it works

From a sentence to a list you can dial.

Four steps, no query language: brief the model, let it run the warehouse, get a defensible answer, then turn the search into an agent.

01

Describe the deal in plain English

Buy box, market, condition, equity, ownership — write it the way you would brief an analyst. No query language, no dropdown maze.

02

PropGPT runs the search

It picks the skills it needs: MLS lookup, comps, AVM, photo condition read, skip trace, ownership and lien history — live against the warehouse.

03

Get a defensible answer

Ranked candidates with comps attached, ARV and equity math shown, owners flagged, and a value range you can present or act on.

04

Turn it into a living list

Save the query as an autonomous list. It keeps watching, exports to your dialer or CRM, and lands a morning digest in your inbox.

Use cases

What you ask. What you get back.

Six roles, six distinct kinds of answers. Ask in plain English — the model reasons through which skills to run.

FAQ

Questions investors ask before the first query

What exactly is PropGPT?

PropGPT is a model that reasons over the deepest real-estate data warehouse in the industry — property, ownership, liens, USPS and demographic data on 300M+ people — and acts on it: comps, CMAs, ARV reads, skip traces, market scores and exportable lists.

Where does the data come from?

Property and people data is served through RealEstateAPI: MLS feeds, county deed and lien records, sales and loan history, USPS and demographic data, refreshed continuously for the markets we cover.

Do I need an MLS login?

No. PropGPT queries the warehouse behind the scenes. If you work an MLS that is not covered in your market, bring it up with us — coverage expands every month.

Can it read listing photos?

Yes. Upload photos or point at a listing and PropGPT reads condition room by room, then returns ARV as-is vs renovated and a prioritized fix list with estimated ROI.

What are Autonomous Lists?

Any query can become a recurring agent. It re-runs on your schedule, pings you the moment a match lands, builds the list, and exports CSV for your dialer, CRM or skip partner.

How do credits work?

Every plan includes monthly credits. 1 credit is roughly 1 skip trace, 2 property lookups or 20 AI messages. Top up or upgrade any time; unused monthly credits do not roll over.

Can I cancel?

Yes. Subscriptions are managed through Stripe and can be cancelled any time from your billing settings; access continues until the end of the paid period.

Is there a free plan?

Yes — the Free plan includes 100 credits per month, MLS and property search, AI chat and 7 days of history, so you can run real queries before paying anything.

Your next deal is a prompt away.

Sign in with Google, pick a plan, and run your first search against the warehouse — comps, ARV, owners and lists come back in seconds.
